Caution SLUMLORD warning!!!


Jonathan Huber, does not properly maintain his property. But he will collect his rent every month while the property continues to deteriorate. Issues encountered, were open sewer lines that drain in to areas where children play, defective and out of date waterline that continue to break time an time again and does not cut the grass on vacant lots. He also has lied to our Mayor in regards to the issues.  And if you complain, even being paid up in advance on your rent and never late in over 2 years at the residence, only a year and eight month, under his ownership. He evicts you and others that complain. I would NEVER rent from him again, nor would I recommend anyone to do business with him.

David Sanders for State Representative, Contributor


Reviewing the Arkansas campaign races as well contributors it was discovered that Justice of the Peace Jonathan Huber was part of a campaign contribution of $4000.00 to candidate David Sanders for State Representative in the District 31.



It’s very disturbing that Mr. Huber can not maintain his rental properties or afford to pay a plumber weekend rate when a black family is completely with out running water when temperatures were above 100 degrees but he has the money to feed Mr. Sanders campaign kitty to the tune of 4K.


Perhaps it was just that the family was black and it was felt they did not deserve equal treatment to other tenants. Or the fact that due to his support of Mr. Sanders he was not able to support his obligations to his tenants to provide proper services.


Either way it is obvious that anyone Mr. Huber supports is not a person the voters of Arkansas should support!

The Pot Calling the Kettle Black



In review of the website of, Jonathan Huber of Huber Rentals and his rental agreement. This author finds a section of it very interesting, this was posted from Huber rentals website located at: http://www.huberrentalproperties.com/tenant/ under the hyper link called: “Model lease as of July 22, 2009”, which executes Sample_lease.pdf which makes for very interesting reading as this site works in the opposition of his to inform the consumer as well as other leasing agents as to the shady nature of slumlords. Evan Batman had his joker, but what Mr. Huber does is NO joking matter.

Huber Rental Properties, LLC actively reports and publicizes information on all tenants who fail to pay rent, are late paying rent, do not fulfill the terms of their lease agreement,cause damage to leased property, or otherwise through their tenancy create conditions worthy of being disclosed to future landlords.


In addition to filing appropriate charges with the District Court or other proper legal entities, Huber Rental Properties, LLC posts all negative information on http://www.dnrarkadelphia.com/. The website is dedicated to providing information for potential lessor’s of property concerning potential lessee’s.


Tenants name, alias, previous addresses, leased address, current address, date of birth, driver’s license number, picture, phone numbers, last known contact other than lessee, a description of amount due or damages caused, along with other relevant information will be posted. No social security numbers or bank account information will be posted. By signing below, lessee acknowledges Huber Rental Properties, LLC policy on disclosure of information and hereby consents to allow Huber Rental Properties, LLC permission to report all negative information on its website or to any other individual or agency that calls requesting tenant information.”

Further more this indicates that Mr. Huber will post information concerning “fail to pay rent, are late paying rent, do not fulfill the terms of their lease agreement” In short he intends to expose, deadbeats who do not pay there obligations. WOW that is the pot calling the kettle black. When a simple goggle search reveals Mr. Huber himself, as a deadbeat who does not pay his obligations. This entry is located at:

Definition of a “Slumlord”


USLegal.com defines a “slumlord” as:

 
“A slumlord is an unscrupulous landlord who milks a property without concern for tenants, neighborhoods or their own long term interests. Slumlords overcharge for property in poor neighborhoods that is kept in poor repair and allowed to deteriorate. Some indicators of property run by a slumlord include number of police calls, and city and county code violations on the properties.


The following is an example of a state statute defining slumlord property:


"Slumlord property" means residential rental property that has deteriorated or is in a state of disrepair and that manifests one or more of the following conditions that are a danger to the health or safety of the public:


a. Structurally unsound exterior surfaces, roof, walls, doors, floors, stairwells, porches or railings.

b. Lack of potable water, adequate sanitation facilities, adequate water or waste pipe connections.

c. Hazardous electrical systems or gas connections.


d. Lack of safe, rapid egress.


e. Accumulation of human or animal waste, medical or biological waste, gaseous or combustible materials, dangerous or corrosive liquids, flammable or explosive materials or drug paraphernalia."


In another example, one city defines slum property as having structurally unsound exterior surfaces, roof, walls, doors, floors, stairwells, porches or railings; lack of potable water, adequate sanitation facilities, adequate water or waste pipe connections; hazardous electrical systems or gas connections; lack of safe rapid egress; or accumulation of human or animal waste, medical or biological waste, gaseous or combustible materials, dangerous or corrosive liquids, flammable or explosive materials or drug paraphernalia.


The authority to designate a slum property rests with the city's building inspector. Slum property is subject to immediate inspection and to annual inspections for three years, with the inspection costs assessed to the property's owner. The city's law says that a slum property constitutes a public nuisance, and shall be abated by repair, rehabilitation, demolition, or removal. If the property owner fails to comply with the notice and order, and does not appeal the notice, the inspector will file a certificate of designation as a slum property with the County Recorder's office. In the event the property is repaired, demolished, or otherwise abated, the building inspector will file a new certificate stating it is no longer a slum property.”


Now in retrospect Mr. Jonathan Huber of Huber Rentals located in Arkadelphia, Arkansas by definition outlined and defined above would be a “slumlord”. In regards to his numerous violation received by the city of Arkadelphia building inspector and more directly the fact that his property located on Frost Rd. in Caddo Valley lacks proper drinking water and waste removal (sewage).

Accumulation of human or animal waste, medical or biological waste, gaseous or combustible materials, dangerous or corrosive liquids, flammable or explosive materials or drug paraphernalia."

This is very compelling evidence that would be indicative of the nature of a slumlord. Water lines that are in disrepair that the previous owner notified Mr. Huber of be for the purchase of the property. As well numerous tenants have informed him both of the water line issues as well open sewage lines that drain in to low lying areas after rain storms on the property in Caddo Valley, where children play.
